So what is Real Estate Consultancy?
Essentially, a real estate consultant is an alternative way to refer to self-employed property lawyer. This working model became more popular after the pandemic, but it has been around for a while. Instead of being employees in a regulated law firm, we work as self-employed partners under a contract with the law firm so we can provide regulated legal services. We have our own clients and can use our own branding. The law firm we work with provides all the facilities that a law firm has such as case management software, regulatory compliance, IT support, insurance, lender membership panels, Conveyancing Quality Scheme membership etc. Details of the firm we partner with is noted at the end of this webpage.

As consultants, Property Ladder can also assist with non-legal / non-regulated work. As your agent, we can for example attend a property auction on your behalf either in person (if in the Southwest) or online, helping you with a council application, for instance, for a street party, or for a dropped kerb for your driveway, or we can help look after your property if you decide to Airbnb it while you are away sailing the Atlantic or going walk-about in the outback!

So what are our services like?

As we are a small practice, we maintain a personalised approach to our work. We limit the number of clients and type of work that we do so that you get the attention that you and your matter deserve.

Conveyancing can be complicated and puzzling at times but it need not be. We think that when you don’t understand something, you should be able to get hold of your lawyer on the phone to explain things. No call centres, no hold music, no apps, but a human being at the other end. In addition to our years of experience, we handle not only simple transactions but also complex work, including unregistered land, adverse possession, new build properties, purchases off-plan  conditional contracts but large portfolios. That way you won’t end up having to switch lawyers down the line if your conveyancer can’t handle an issue that came up on the title.
